MAINTENANCE TROUBLE SHOOTING 

(Please Read Before Submitting a Maintenance Request)

Welcome to your new home! Many common maintenance issues can be resolved quickly with a few simple checks. Reviewing this guide first helps resolve issues faster and avoids unnecessary delays.

If the issue continues after trying the steps below, please submit a maintenance request and include what you’ve already checked.

What Is Considered an Emergency

Emergency issues should be reported immediately:

  • Active water leak or flooding

  • Electrical burning smell, sparks, or visible electrical damage

  • Gas smell (leave the home immediately and contact the fire department or gas company)

  • Smoke or carbon monoxide alarm is sounding continuously

  • No heat during dangerously cold outdoor temperatures​

Non-emergency issues should be submitted through the maintenance request page or by email.

No Power to an Outlet or Room

Before submitting a request:

  • Check the breaker panel for a tripped breaker (flip fully OFF, then ON)

  • Reset nearby GFCI outlets (kitchen, bathrooms, garage, exterior)

  • Test the outlet with a different device​

Submit a request if power is still out after resetting breakers and GFCIs.

Smart Home Interaction

Heating or Air Conditioning Not Working

Before submitting a request:

  • Confirm thermostat is set to HEAT or COOL (not OFF)

  • Set temperature at least 5 degrees above or below room temperature

  • Replace or confirm the air filter is clean

  • Check breaker for HVAC or furnace

  • Ensure vents are open and unobstructed

Submit a request if the system runs but the temperature does not change.

No power to outlet or room

Garbage Disposal Not Working

Before submitting a request:

  • Press the reset button on the bottom of the disposal

  • Check the breaker or nearby GFCI outlet

  • If the disposal hums, turn it OFF and carefully clear any jam using tongs
    (Never use hands)

Submit a request if the disposal will not operate after resetting.

Toilet Running or Not Flushing

Before submitting a request:

  • Remove the tank lid and ensure the flapper is laying flat

  • Check that the chain is not tangled or too tight

  • Confirm the water valve behind the toilet is fully open

Submit a request immediately if water is leaking onto the floor.

Sink, Tub, or Shower Draining Slowly

Before submitting a request:

  • Remove and clean the drain stopper (hair and soap buildup are common)

  • Use a plunger if appropriate

  • Do not use chemical drain cleaners unless specifically allowed by your lease

Submit a request if water backs up, odors are present, or multiple drains are affected.

Open Dishwasher

Dishwasher Not Starting or Not Draining

Before submitting a request:

  • Confirm the door is fully closed and latched

  • Clean the bottom filter (if accessible)

  • Run the garbage disposal (shared plumbing line)

  • Check breaker if the dishwasher has no power

Washing Machine Not Spinning or Draining

Before submitting a request:

  • Redistribute clothing evenly in the drum

  • Reduce load size and try again

  • Confirm the lid or door is fully closed

  • Check for error codes on the display

No Hot Water

Before submitting a request:

  • Check breaker for the water heater

  • Allow 30–60 minutes after heavy hot water usage

  • Confirm multiple appliances are not using hot water at the same time

Smoke or Carbon Monoxide Detector Beeping

Before submitting a request:

  • Replace batteries

  • Gently vacuum dust from detector vents

  • Note whether the device is a smoke detector or CO detector (beep patterns differ)

Door Lock or Key Issues

Before submitting a request:

  • Confirm you are using the correct key

  • Gently push or pull the door while turning the key

  • Cold weather can temporarily affect locks

(Lockouts due to lost keys are typically tenant responsibility.)
