Welcome to your new home! Many common maintenance issues can be resolved quickly with a few simple checks. Reviewing this guide first helps resolve issues faster and avoids unnecessary delays.
If the issue continues after trying the steps below, please submit a maintenance request and include what you’ve already checked.

What Is Considered an Emergency
Emergency issues should be reported immediately:

Active water leak or flooding

Electrical burning smell, sparks, or visible electrical damage

Gas smell (leave the home immediately and contact the fire department or gas company)

Smoke or carbon monoxide alarm is sounding continuously
-
No heat during dangerously cold outdoor temperatures
Non-emergency issues should be submitted through the maintenance request page or by email.

No Power to an Outlet or Room
Before submitting a request:

Check the breaker panel for a tripped breaker (flip fully OFF, then ON)

Reset nearby GFCI outlets (kitchen, bathrooms, garage, exterior)

Test the outlet with a different device

Submit a request if power is still out after resetting breakers and GFCIs.


Heating or Air Conditioning Not Working
Before submitting a request:

Confirm thermostat is set to HEAT or COOL (not OFF)

Set temperature at least 5 degrees above or below room temperature

Replace or confirm the air filter is clean

Check breaker for HVAC or furnace

Ensure vents are open and unobstructed

Garbage Disposal Not Working
Before submitting a request:

Press the reset button on the bottom of the disposal

Check the breaker or nearby GFCI outlet

If the disposal hums, turn it OFF and carefully clear any jam using tongs
(Never use hands)

Toilet Running or Not Flushing
Before submitting a request:

Remove the tank lid and ensure the flapper is laying flat

Check that the chain is not tangled or too tight

Confirm the water valve behind the toilet is fully open

Sink, Tub, or Shower Draining Slowly
Before submitting a request:

Remove and clean the drain stopper (hair and soap buildup are common)

Dishwasher Not Starting or Not Draining
Before submitting a request:

Confirm the door is fully closed and latched

No Hot Water

Smoke or Carbon Monoxide Detector Beeping
Before submitting a request:

Replace batteries

Gently vacuum dust from detector vents

Door Lock or Key Issues
Before submitting a request:

Confirm you are using the correct key

Gently push or pull the door while turning the key
