
RENTAL APPLICATION

BROKERAGE DISCLOSURE. Promax Management, the listing Broker, represents the Landlord.
​
FAIR HOUSING. Promax strictly adheres to all Federal, State, and local Fair Housing Laws. The property shall be made available to all persons without regard to race, color, religion, nation origin, sex, physical or mental handicaps, familial status, sexual orientation, or any other protected classes as specified in the Commonwealh of Virginia and District of Columbia.

APPROVAL. The Landlord's approval is based on three (3) objective criteria:

Satisfactory credit history/scores. Promax will obtain, thru professional services, a credit report via Transunion, or other major credit reporting agencies. A credit score of 675 or higher is preferred however, all scores will be considered. Decisions are not made solely by scores or lack thereof, but can consider the information directly relevant to a tenant's fitness.

Satisfactory landlord reference. Promax will verfiy your residency, amount of rent you pay, your payment history, and how you have maintained the home.

Satisfactory employment/income with recommended rent-to-income ratio of no more than 30%. Promax will verify your employment and salary/wages as noted on the rental application.​

Regardless of the three (3) objective criteria, Promax submits all applications to the Landlord for review. Unsatisfactory results of any 1 of the above could result in the Landlord's denial of your application.

INCOMPLETE APPLICATION. An incomplete application will not be processed. A complete application must include:

A non-refundable application processing fee of $60.

A signed Residential Verification Release (available on our website).

A copy of a government-issued ID for all adults listed on the application.

Proof of income by either a copy of your most recent pay stub, offer of employment, LES, or the last two years of tax returns if you are self-employed.

Your Realtor's information.​

PROCESSING. Your completed application may take up to three (3) business days to process. Our goal is to provide an acceptance or denial from the Landlord by the end of the 3 day processing period. Once processing is complete, we will present your application to the Landlord. ​If approved by the Landlord, we will notify your agent. ​A deposit equivalent to a full month’s rent is due and must be received within two (2) business days of approval. Once the deposit is received we will prepare the lease for your review and signature.

If the lease is not signed within three (3) business days of notice of approval, your deposit will be returned in full, and the property will be placed back on the market for rent.
Funds must be paid by certified funds (cashiers’ check or money order) payable to Promax Management. Bank wire is available upon request.

PROPERTY CONVEYANCE. Unless otherwise agreed to in writing, the home is leased in as-is condition. Prior to submitting your application, we encourage you and your agent prefrom a thorough inspection. Have your agent call us to verify what improvements, if any, will be made and how the house will convey. Request for repairs, modifications, and improvements must be included with the application, which will be presented to the Landlord for consideration.

UNDERSTAND WHAT YOU WILL BE SIGNING. Review with your Agent the VRLTA approved Deed of Lease, and Bill of Rights for Tenants for Virginia. Promax is prohibitied from advising on, or interpreting the terms of the Lease Agreement. The Deed of Lease is a legally binding contract between you and the Landlord. Seek legal advice if you have questions about the lease.
